5 Reasons Not to Do a FSBO {Home Selling Tips}

We are Realtors and obviously we don’t want you to sell your house on your own and would much rather list your house for you. That’s what we do for a living and we love doing it! There are people that choose to sell their house on their own to save a few bucks, but oftentimes it ends up being a bad experience that costs them more money than it would have if they had enlisted the help of a Realtor.

Here are the top 5 reasons that you should reconsider selling your house for sale by owner:

1. Security

When you list your house with a Realtor, a lockbox goes on your front door and this is how Realtors gain access to your house to show it to potential buyers. This lockbox tracks every single person that comes through your front door. That means if something goes missing in your house you have a greater chance of finding out who it was by looking at a list of Agents that have been in your home.

Another thing to consider is if you are showing your house by yourself as a FSBO, you really don’t know who is going to come to your front door. You have no security to protect yourself or your family from people that may try to harm you. As your Realtors, we will make sure that an Agent is always present when showing your house so  you don’t have to worry about your own personal safety.

2. Time

Real estate is a full time job. If you work full time and have a family do you have the time to take on another full time job? This is what we do for a living, so for us, selling your house is our full time job and we have the time to devote to make sure everything goes smoothly for you.

3. Exposure

Anyone can sign a contract with a discount broker and list their house on the MLS, but it takes more than an MLS listing to sell a house. Open houses, networking, yard signs also help sell houses. When we list a house, we make sure the Realtors in our office and in our competitors’ offices know about your house. We put it on our website and other popular real estate websites to make sure your house gets as much exposure as possible. If you don’t have the time or the resources to do the same, hiring a Realtor will be worth every penny!

4. Knowledge

The real estate market is always in flux. Part of our job is to keep our attention focused on what is going on not only in the market, but the market in your neighborhood. This helps us to keep your home competitively priced and attractive to buyers. Having ongoing knowledge about the real estate market is critical in selling a home in today’s economy.

5. More Money

Now this may seem strange, but 9 times out of 10, when you sell a house using a Realtor you will make more money on the sale than you would have if you would have sold it on your own. Why is that? First of all, we work to negotiate the best price on your behalf. We know what is fair and what is realistic in the market. Second, we aren’t emotionally invested in your house like you may be. We know what is a good and fair offer and negotiate it accordingly. Finally, time is money. If you were to add up all the time it took to sell your house on your own, you would be surprised to see that you weren’t saving near as much as you thought.
